NOTICE
Pleasanton Township Zoning Board of Appeals
Public Hearing

The Pleasanton Township Zoning Board of Appeals will hold a variance hearing on December 15, 2025, at 6:00 p.m. at Pleasanton Township Hall, 8958 Lumley Road, Bear Lake, Michigan 49614. There will be two (2) variance requests reviewed on December 15, 2025. This request will be reviewed immediately following the matter scheduled at 6:00 pm. The subject of the hearing is as follows:

Variance request made by Thomas and Cynthia Arntz for property located at 13849 Lakeside Avenue, Bear Lake, Michigan 49614. (Tax Id # 12-033-200-11 & 12-421-714-10) The applicant is requesting appeal to Article 45 Section 4504 B, which states the minimum lot width throughout shall be 100’ wide and Section 4504 C that requires 100’ of road frontage. This parcel is located in the LS-1 District.

Mr. and Mrs. Arntz currently own three (3) dwellings on two (2) tax parcels. There are two (2) tax parcels because a portion of the property is within an established plat and the remainder is an unplatted area. Property within a platted area cannot be combined with property in an unplatted area; however, they are treated as one (1) parcel for development purposes. Currently, the existing parcel has road frontage at 120’ with two (2) of the three (3) dwellings rented out as summer rentals and the third dwelling used as the principal dwelling. Mr. and Mrs. Arntz propose to demolish one (1) of the summer rental cottage dwellings and demolish and rebuild the principal dwelling. In doing so, they are proposing to reconfigure the tax parcels to accommodate an existing cottage dwelling that will be sold and a new dwelling that will serve as the principal dwelling. To accommodate the request, a variance is necessary because one of the parcels will need to be 50’ wide at Lakeside Avenue, where it will widen to +/- 83’ at a depth of 100’. The remaining parcel will be +/- 70’ wide at Lakeside Avenue. The width of this parcel will remain +70’ throughout the depth. Section 4504 B and C require 100’ of road frontage and width throughout the parcel. Each parcel proposed to be created will consist of two (2) tax parcels due to the platted and unplatted portions associated with the property. If approved, there will be two parcels with one (1) dwelling on each parcel in lieu of the existing situation involving three (3) dwellings on one (1) parcel.

Any person may appear and testify at the hearing, either in person or by a duly authorized agent or attorney. If you cannot attend the hearing, written responses should be directed to the Zoning Board of Appeals, 8958 Lumley Road, Bear Lake, Michigan 49614, prior to the December 15, 2025, public hearing.  Responses will also be received via email at [email protected]. Notice of this public hearing before the Zoning Board of Appeals is in accordance with the Michigan Zoning Enabling Act, PA 110 of 2006 (as amended) as described in Section 8203 Notices, in Article 82 Administration.
The file and plot plan are available for inspection by contacting Joshua J. Mills, Pleasanton Township Zoning Administrator at (231) 882-6897 or via email at [email protected].

There will be two (2) variance requests reviewing on December 15, 2025. This request will be reviewed at 6:00 pm. The subject of the hearing is as follows:

Variance request made by Mark Wanner, representing Kram Construction & Design, on behalf of Bruce and Diane Zeeuw for property located at 13257 Lakeside Avenue, Bear Lake, Michigan 49614. (Tax Id # 12-441-706-09) The applicant is requesting appeal to Article 45 Section 4504 D 5, which states the minimum setback to a wetland shall be 25’ in the LS-1 District.

Mr. and Mrs. Zeeuw propose to demolish the existing single-family dwelling and construct a new single-family dwelling. The existing dwelling was located within the buildable area with an existing wetland on each side; thus, non-conforming to the 25’ wetland setback. The new dwelling is proposed to be built in the same location with a larger footprint. The proposed wetland setback on the west side of the dwelling is 16’ and the east side is 8’ in lieu of the required 25’ setback. The applicant is requesting a 9’ deviation on the west side and 17’ on the east side.
